A landlord fit out is when a space is designed and restructured to improve its look and features. This often includes installing new furniture, painting walls, incorporating new technology, or rearranging the layout of the office space. It may also involve adding partition walls if necessary or other amenities such as air conditioning or natural lighting systems.

Cat A fit out.
Category A fit out is what's otherwise known as a 'basic landlord fit out'. This includes the installation of the building's electrical and mechanical services (the air conditioning, heating, lighting etc), fire detection systems, bathrooms/toilets, suspended ceilings, raised access facilities and finishes applied to interior walls.
Essentially, it offers a quick and easy way of fitting out a high-quality workplace with which (depending on the terms of the lease, of course), your tenants can decorate to their requirements.
Cat A+ fit out.
The Category A+ fit out is essentially amore flexible Cat A. With the increased demand for co-working and serviced offices, more tenants are looking for office spaces that are ready for them to move into. This will often suit smaller companies that are looking to avoid the long-term investment that a customised Cat B fit out would be, while still giving them the flexibility they require.
