We are very pleased to announce that we have been awarded the contract to undertake the design and build of a new office and warehousing facility for Pharma Modus in Watford. The project will involve a relocation from their current facility at The Metro Centre in Watford, to newly-constructed accommodation at Caxton Way in Watford – part of a new development on the well-established Watford Business Park.

With over 25 years of office design experience in the bank, we are able to draw upon our familiarity of working with various medical and pharmaceutical companies to create plans that are able to demonstrate our understanding of such complex environments. Who are Pharma Modus? Why were they looking to relocate their office?

Pharma Modus are a specialist in global pharmaceutical exports. Being an MHRA-licensed pharmaceutical wholesaler, they are able to supply pharmaceuticals, medical devices and other related equipment to customers around the world.

Their location in Hertfordshire already affords them easy access to the road and rail networks, as well as being a short drive away from Heathrow Airport. Being an international business, this helps them to distribute their products, as well as meet clients and other visitors quickly and easily. Coupled with the favourable rents in the area (as opposed to London), it isn’t difficult to see why business communities are growing in this particular part of South East England.

With staying in the local area being key, Pharma Modus were seeking a better-defined facility nearby that would help them to better store and distribute their products. The new location on Caxton Way, in Watford Business Park, lies in close proximity to Croxley Green, which represents one of Hertfordshire’s key employment locations; ideal to attract talented employees, helping the company to grow and progress in their industry.

How we created this complex pharmaceutical office fit out

Competing against two other office design companies, Pharma Modus gave us detailed requirements in regards to what they required from their new office and warehouse design.

Due to the nature of the company’s business, some complex criteria had to be considered; namely, a full inspection that needs to be carried out before the building is licensed for the storage and distribution of pharmaceutical products.

The specific criterion includes a set temperature that must be maintained at all times, so our detailed design considered a number of factors (in tandem with the design of the air conditioning units). These were:

  • The effects of doorways and access.
  • The changing outside temperatures.
  • The building’s current insulation specifications.
  • The functions and operational requirements of the site and the business.

Our team put together a comprehensive proposal based on a design, specification and technical brief that was supplied to us by the company. We’re delighted to say that due to the amount of detail that we placed in our proposal (our understanding of the building’s infrastructure, how the interior fit out need to comply with building control regulations, as well as our approach on building a temperature-specific storage environment), gave Pharma Modus the confidence to give us the green light to progress.

The project will begin shortly, with the new facility due to be completed and ready for inspection by the end of October.
